Long-term Investment in Sunderland
The Silksworth Lane scheme is part of a £15m investment in the south of Sunderland, one of the most significant retail developments the area has seen in years. Alongside the M&S Foodhall, the wider site will include a new Aldi supermarket and a Starbucks Coffee drive-through, transforming a stretch of underutilised land land into a thriving retail destination that serves the thousands of new homes built across Sunderland in recent years.
The overall scheme will create around 150 new local jobs and 55 indirect and induced FTE jobs across the wider supply chain once operational in total, with a significant number of those roles within the M&S Foodhall itself. It is estimated that the new Foodhall would have an instore wage bill of over £1.2m per annum, with staff being drawn from their local community. Construction will also produce 125 temporary direct Full-Time Equivalent (FTE) jobs, and 150 indirect FTE jobs throughout the construction phase.

The proposed store will offer:
c.24,500 sq ft (GIA) of M&S Foodhall retail space
238 new standard car parking spaces, 15 parent and child spaces, 8 EV charging spaces (including one accessible) and 15 accessible car parking spaces
High quality fresh produce sourced from M&S Select Farm Partners. Customer favourites, such as the M&S cheese barge, our award-winning wine selection and popular ranges such as Plant Kitchen and Free From.

The site sits on the eastern side of Silksworth Lane. It's well served by public transport and within easy reach of residential areas across Farringdon, Silksworth and Tunstall. The proposals include better pedestrian connections and a new crossing on Silksworth Lane, making the site genuinely easy to reach whether you're driving, taking the bus or travelling on foot.
